At this time of year, many Florida condominium associations conduct their election of directors and annual meetings. Here are some reminders related to the process to confirm that your community’s election and meeting avoid bugs and remain in agreement of Florida law.
The membership of board should be viewed similar to the civic duty for condominium owners. The election notices that are dispersed to all of the owners must be submitted 60 days earlier to the election. Before 40 days of election, candidates should submit notices to their association. The candidate must submit a written notice of their commitment to run for board of the directors. Before 35 days to the election, a candidate can also submit a resume to their association. The resume must have information about the educational background of candidate, candidate’s profession, qualifications, and attributes of candidate as well. It should be the standard piece of office paper. The second notice of election is distributed about 14 to 34 days earlier to the election. It must have the copies of all resumes that are submitted by candidates with ballot, inner and outer envelopes. You should know that the design of two envelopes is to ensure privacy in a voting process. The inner envelops have completed ballots and it must not include the name of voter or any information about voter. The name of voter, their signature and unit number must include in the outer envelope. The envelop will be rejected when you are failed to include a signature and the unit number. For annual meeting, the associations should make envelopes and blank ballots available for the owners’ use who did not vote by mail. In order to proceed elections, 20 percent of the owners should cast the ballot. Keep this thing in your mind that Florida now allows voting for the board elections online. The traditional process of paper ballots is also available for the members. The associations that want to adopt online voting or have queries about all the necessary procedures under the Florida law must work with the experienced community which ensures their election and annual meeting run as smooth as possible.
